Pebbles Capital was founded by Bhushan Vartak and Rashmi Pimprikar with a shared mission: to create meaningful impact through thoughtful real estate investing. With backgrounds in finance, engineering, education, and technology, we bring a multidisciplinary approach to acquiring and managing value-add multifamily properties. Our ultimate goal is to improve the quality of life for residents while delivering strong returns for investors.

Pebbles Capital is a partner in over 4,000 doors across multifamily, self-storage, retail, student housing, land development, and resort assets—many with a social impact focus.

Bhushan serves as faculty at MIT Sloan and has over two decades of experience in quantitative finance research and portfolio management. He holds an MBA from Chicago Booth, a PhD in engineering and computer science from the University of Minnesota, and a BTech from IIT-Bombay.

Rashmi began her professional journey as an electrical engineer before transitioning into education. Over the past two decades, she has directed innovative, transdisciplinary programs across multiple school districts and currently serves as a Director at Arlington Public Schools. In addition, she is a faculty member at Lesley University. Throughout her career, Rashmi has led transformative initiatives at the intersection of education and technology, advancing accessibility and equity for learners, families, and communities. She holds an MS in Electrical Engineering and an MEd with a specialization in STEM education.

We live in Newton, MA with our two children, Ria and Adi, and love spending time outdoors and traveling together. Our journey has shown us how financial independence creates time freedom—allowing us to focus on what truly matters: family, philanthropy, giving back through teaching, and helping others pursue the same path.
